Roof replacement in Stayner

Stayner roofs are usually simpler than the shoreline and escarpment work: bigger uninterrupted planes, fewer valleys, less complicated geometry. That makes them faster to install and it makes the wind specification the thing that decides whether the roof lasts.

On open farmland the right specification is high-wind rated shingles with six-nail fastening throughout, adhered starter along eaves and rakes, and drip edge detailed properly at both. On a long, exposed rake with no starter strip, wind will find the edge of the first course and begin peeling it, and no amount of quality in the field will stop that.

The other thing exposure demands is proper ridge detailing. Ridge vent that is not fastened for wind, or cap shingles nailed short of where they need to be, will lift. It is a small part of the job that accounts for a disproportionate share of the failures we get called to on exposed properties.

Many Stayner properties have more than one roof. If the house is due and the drive shed is close behind it, doing them in one mobilisation is meaningfully cheaper than two visits a few years apart, because setup, disposal and travel get shared across a bigger job.

Outbuildings often make more sense in steel than asphalt. Long spans, simple shapes and no aesthetic constraint are exactly the conditions where steel is cheapest to install and lasts longest. It is entirely reasonable to put architectural shingles on the house and steel on the shed, and we will quote both rather than pushing one material across the whole property.

For working farm buildings, tell us about what happens underneath. A roof over livestock, over stored hay, or over equipment has different ventilation and condensation requirements, and getting that wrong produces a building that rains on its own contents.

The newer parts of Stayner are reaching the age where builder-grade roofs start needing replacement, and the pattern is consistent: shingles that are worn out earlier than they should be, because the attic underneath them was never ventilated adequately.

Replacing the covering without correcting the ventilation buys you the same premature failure again on your own money instead of the builder's. During a re-roof, intake at the eaves and continuous ridge exhaust can be brought into balance for a fraction of what it would cost as a separate project. We measure what is there, tell you whether it is adequate, and quote the correction separately so you can see exactly what it costs.

The other frequent finding is ice and water shield that stops at the code minimum, or was omitted entirely on a roof that should have had it. On these houses that is straightforward to put right during the replacement.
