Which flat roof system is best: EPDM, TPO, or modified bitumen? +
It depends on the building. EPDM rubber is the workhorse for most small commercial roofs here: proven in cold climates and easy to maintain. TPO's white membrane reflects summer heat, which suits conditioned retail space. Two-ply modified bitumen takes foot traffic and rooftop equipment better. We quote the system that fits the building and how you use it.
My flat roof ponds water after rain. Is that a problem? +
Water that stays past 48 hours is working on every seam it touches and adds real load. Fixes range from added drains or scuppers to tapered insulation that rebuilds slope. Ponding is the most common precursor we see to a membrane failure, so it is worth dealing with before winter.
Can you repair my flat roof or does it need full replacement? +
Single-source leaks at seams, flashings, or punctures are usually repairable for a few hundred to a couple of thousand dollars. Widespread blistering, saturated insulation, or a membrane past its service life means replacement. An infrared or core check tells us which, and we show you the evidence.
Do you offer maintenance plans for commercial buildings? +
