What moves the price
Roof area and pitch
The two biggest factors. Steeper roofs need more safety setup, more time, and more material per square foot of footprint. Anything above a 8/12 pitch carries a steep-work premium at every company, whether they show it as a line or hide it in the total.
Material grade
Builder-grade 3-tab shingles still exist but are a false economy in bay wind. Architectural shingles are the sensible floor here; premium 'performance' lines and metal buy longer life and higher wind ratings.
Deck repair
The honest wildcard. Plank and OSB decks hide soft spots until tear-off. Good quotes state a per-sheet replacement price up front; bad ones discover it on the invoice.
Ice and water membrane coverage
Cheap quotes do the code minimum at the eaves. Snow-country roofs should have membrane in valleys, around penetrations, and often two courses at the eaves. It is a few hundred dollars of material that prevents four-figure ceiling repairs.
Ventilation and insulation work
If the attic is part of your ice-dam problem, fixing it during the re-roof is far cheaper than after. Balanced intake and exhaust also keeps the shingle warranty valid.
Access and disposal
Tight lots, landscaping to protect, and how far debris has to travel all move the number modestly. Disposal fees are real and should be a visible line.
How to compare quotes
Make every bidder show the same six lines: tear-off and disposal, deck repair rate, ice and water coverage, underlayment type, the exact shingle or panel product, and ventilation. When a quote is thousands cheaper, one of those lines is almost always missing or minimal. A roof is the one part of the house where the cheap version and the proper version look identical from the driveway for about five years, and then very different for the next twenty.
