Winter hides its damage under the snow. All those weeks of snow load, ice, and freeze-thaw are quietly working on your shingles, your flashing, and your eavestroughs, and you do not see any of it until the melt. Spring is the cheapest time to catch a problem, because a lifted shingle in April is a repair, while the same shingle in July is a leak in your ceiling.
Around South Georgian Bay, the melt is not gentle. Collingwood, Thornbury, and The Blue Mountains sit in snowbelt country, so a roof here takes more freeze-thaw cycles in one season than most roofs see in three. Here is a checklist you can work through from the ground, plus a note on what needs a professional look and what can wait.
Start from the ground with binoculars
You do not need to climb anything to do a first pass, and you should not. Grab a pair of binoculars, walk the full perimeter of the house, and look up at the roof from every side. Give yourself twenty minutes and go slowly. You are looking for anything that has changed shape or position since the fall.
Walk the whole way around, including the sides you never look at from the driveway. North-facing slopes and any section shaded by trees hold snow and ice the longest, so that is often where winter does the most quiet damage.
Look for displaced or missing shingles
Winter winds coming off the bay are strong, and they work at any shingle that was already a little loose. From the ground, scan each slope for shingles that look lifted at the corner, curled, cracked, or gone entirely. A missing shingle leaves a slightly darker patch where the layer underneath shows through, and that patch is easy to spot against a uniform roof.
Pay attention to the edges and the ridge line, because those take the most wind. If you see a cluster of damage in one area rather than one lonely shingle, that usually means the wind found a weak spot and started peeling. Note it and move on. A few displaced shingles caught in spring is a small roof repair job. The same area left open through a summer of storms is not.
Check the eavestroughs for granules and debris
After a winter of freeze-thaw, asphalt shingles shed granules, the fine gritty coating that protects them from the sun. Some shedding is normal. A lot of it is a warning. Look in your eavestroughs and at the base of your downspouts for piles of sandy, dark granules. If you are finding heavy deposits, the shingles in that area are aging faster than the rest of the roof.
While you are at it, clear out the leaves, needles, and grit that packed in over winter. Full eavestroughs cannot move meltwater away from the house, and standing water at the roof edge is exactly what you do not want heading into spring rain. Read the aftermath of ice dams at the eaves
Ice dams form when heat escaping the attic melts snow high on the roof, the water runs down to the cold eaves, and it refreezes into a ridge of ice. That ridge then backs water up under the shingles. It is one of the most common causes of winter roof damage in this region, and the eaves are where you see the evidence.
Look along the bottom edge of the roof and just inside the eaves for staining, warped shingles, or wood that looks water-marked. Check the soffit and fascia for peeling paint or dark streaks. If you had long icicles hanging off the edge all winter, treat that as a flag, because heavy icicles and ice dams tend to travel together. Inspect the flashing
Flashing is the metal that seals the joints where the roof meets something else, around chimneys, in valleys, along walls, and at vents and skylights. It is where a large share of leaks start, because a joint that has shifted even slightly lets water in.
From the ground, look at the flashing you can see for two things. First, has it lifted, bent, or pulled away from the surface it is supposed to seal against. Freeze-thaw and ice movement can nudge flashing out of position over a winter. Second, is there rust or a reddish stain running down from it. Rusted flashing has been letting moisture sit, and it does not get better on its own.
Check the eavestroughs for sag and separation
Ice is heavy. A season of ice load can pull eavestroughs loose from their brackets, tilt them so they no longer drain toward the downspout, or tear them away from the fascia altogether. Sight along the length of each run. It should sit straight and hold a consistent line. If a section dips in the middle, sags away from the wall, or has visibly detached, ice did that.
Detached or sagging eavestroughs do not just look bad. They dump water against the foundation and let it pool at the roof edge, which sets up the next round of trouble. If your eavestroughs took a beating this winter, that is common across Meaford, Wasaga Beach, and Stayner after a heavy snow year, and it is straightforward to reset or replace.
Do a quick interior and attic check
The roof tells one story from outside and another from inside, so check both. Walk your top-floor ceilings and the tops of exterior walls and look for water stains, a yellow or brown ring, bubbling paint, or a damp smell. A stain that was not there in the fall means water got in over winter.
If you can safely reach the attic, bring a flashlight and go up on a dry day. Look for daylight coming through the roof deck, which means a gap. Look for dark water marks on the underside of the sheathing or on the rafters. Feel for damp insulation. And check for frost or condensation, because poor attic ventilation is often the hidden reason ice dams keep coming back. Attic problems are the ones people miss, and they are the ones worth catching early.
What needs a professional, and what can wait
Some of this you can monitor. A single lifted shingle in an easy-to-reach spot, a bit of granule shedding on an otherwise sound roof, or eavestroughs that just need clearing are not emergencies. Note them, keep an eye on them, and fold them into your regular maintenance.
Other findings should not wait for a professional look. Any interior water stain, daylight in the attic, damaged or rusted flashing, a cluster of missing shingles, or ice-dam damage at the eaves all point to water either getting in already or getting in soon. And a safety note that matters more than any of the above. Do not walk your roof to check these things, especially not while it is wet, frosty, or still shedding morning ice. Roofs in this region stay slick well into spring mornings, and no inspection is worth a fall. Looking from the ground is the right call. Getting on the roof is our job.
