Fall Roof Prep for Georgian Bay: The Pre-Snow Checklist

Once the snow arrives, your roof is sealed until spring. The September and October checklist that prevents the February emergency.

Around Collingwood there is a hard deadline that no contract can move: the first real snowfall. After it, whatever condition your roof is in is the condition it keeps until spring, except for the parts that get worse. The winter roof calls we take, the tarps, the ice-dam leaks, the ceiling stains, are overwhelmingly problems that were visible and fixable the previous October.

Here is the pre-winter checklist we recommend to every homeowner in the Georgian Triangle.

September: look and book

Walk the ground and look up. All four sides, binoculars if you have them. You are looking for lifted or missing shingles, creased tabs from summer wind, flashing pulling away from the chimney, and sagging eavestrough runs. Ten minutes.

Check the attic once. Flashlight from the hatch: stains on the deck boards, damp or compressed insulation, daylight where daylight should not be, soffit bays blocked by insulation. The attic tells you things the shingles hide, including whether you are set up for an ice-dam winter.

Book repairs now, not in November. Fall is the busiest season in local roofing. Small repairs, a few lifted shingles, a flashing reseal, a pipe boot, cost a few hundred dollars in October, and quite a lot more as an active leak under snow in February. If a full replacement is on the horizon, fall booking also sets you up sensibly: crews can install shingles properly in cool weather, and the roof goes into winter new instead of borderline.

October: water management

Clean the eavestrough after the leaves finish, or eliminate the chore permanently with micro-mesh guards. Full gutters overflow at the corners during the melt, dump water at your foundation, and load the fascia with ice. If your trough is undersized or off-slope, fix it before the freeze, because spring melt here moves a season of water in a few weeks.

Extend the downspouts. Meltwater discharging beside the foundation is how basements get damp in March. Aim for well away from the house, onto ground that slopes away.

Trim what hangs over the roof. Snow-loaded limbs fail in the storms nobody is awake for. Anything resting on or near the shingles should be cut back while the ground is still soft enough for easy cleanup.

For chalets, cottages, and rentals

Second homes get the same list plus a detection plan, because nobody is there to notice a problem. Arrange regular winter checks, know your insurer’s vacancy requirements, and keep a local emergency number where renters and neighbours can find it.

The one thing not to defer

If your roof showed its age this year, curling shingles, granules in the gutters, a stain after the March thaw, do not send it into another Georgian Bay winter on hope. An inspection now gives you options: a targeted repair, or a planned replacement on your schedule at a price you can compare properly. Waiting converts those options into an emergency, and emergencies choose their own timing.
