Metal vs Asphalt in Georgian Bay: the 25-Year Math

Metal costs two to three times more up front than asphalt shingles. Whether it is worth it depends on one question: how long will you own the home?

Ask five neighbours whether a metal roof is worth it and you will get five confident, conflicting answers. The actual answer is arithmetic plus one honest question about your plans. Here is the math the way we walk homeowners through it.

The up-front numbers

For a typical home in the Collingwood area:

Note the phrase “here.” Manufacturers rate asphalt for longer, but snow load, constant freeze-thaw, and wind off the bay age shingles faster than the brochure climate does. Twenty to twenty-five years is what we actually see in the Georgian Triangle on a well-installed asphalt roof.

The 25-year view

Take a $12,000 asphalt roof against a $30,000 standing seam roof on the same house.

The asphalt path: you pay $12,000 today. Around year 22 to 25 you pay for a full replacement again, at whatever labour and materials cost two decades from now. Between the two roofs you will likely also buy a repair or two as the first one ages. Call it $26,000 to $30,000 over 25 years in today’s dollars, and you are on your second tear-off with the mess and disruption each one brings.

The metal path: you pay $30,000 once. At year 25 the roof is at roughly half its service life, with essentially no maintenance spend beyond keeping an eye on fasteners and sealants at penetrations.

Over 25 years the totals converge. Over 40, metal is clearly cheaper. Which means the real decision is not about the roof. It is about you.

The one question that decides it

How long will you own this home?

  • Under 10 years: asphalt, almost every time. You will not be there to collect metal’s payoff, and while a metal roof helps resale, it rarely returns its full premium at sale time. A quality architectural shingle replacement is the rational buy.
  • The long-term family home, or a cottage staying in the family: metal wins the arithmetic, and it wins the snow-country practicalities too.
  • In between, or unsure: it usually comes down to cash flow and how much you value never thinking about the roof again.

What the spreadsheet misses

A few Georgian Bay realities push the decision beyond pure dollars:

  • Snow shedding. Metal releases snow instead of storing it, which starves the ice-dam cycle that plagues chalets and converted cottages. On steep pitches we install snow guards over doorways so it releases in stages.
  • Wind. Concealed-fastener metal systems carry wind ratings that shrug off the gusts that strip shingle tabs along the shoreline.
  • Second homes. If you are not there to notice a problem, a roof that does not develop problems is worth a premium. That is why so much of our metal roofing work is chalets around Blue Mountain and waterfront places that sit empty midweek.
