If you search for a new roof in Ontario, one of the first results is a national retailer offering to arrange it. It is a well built programme and it exists because a lot of homeowners genuinely do not know how to pick a roofer.

This page explains what the programme actually is, and where a roofer who lives in Collingwood is the better answer for a house on this side of the escarpment.

The retailer is a broker, not a roofer

This is the single fact that changes everything else, and it is stated plainly on Home Depot Canada’s own pages: the retailer connects you with licensed, qualified, GAF certified roofing contractors in your area, and lets you compare quotes from up to three of them.

Home Depot does not employ roofers. It does not own ladders or a dump trailer. It screens contractors, routes your enquiry to them, and administers the arrangement.

That is a real service. It is not the same as being the company that installs your roof, and the distinction becomes important at exactly one moment: the day something goes wrong.

Two warranties, and only one of them is the hard part

Every roof comes with two separate promises, and homeowners routinely conflate them.

The manufacturer warranty covers the shingles themselves against defects. GAF is a serious manufacturer and its warranties are real, and certified installers can offer enhanced versions that others cannot. If your shingles fail as a product, that is the document that matters.

The workmanship warranty covers the installation. Flashing, valleys, penetrations, the step flashing where the roof meets a wall, the underlayment at the eaves. That warranty is written by the contractor, not by the retailer and not by the manufacturer.

Roofs in this region very rarely fail because the shingle was defective. They fail at flashings, at valleys, and at the eaves, and every one of those is workmanship. So the warranty that matters most is the one attached to whichever contracting business happened to take your job through the referral, and it is only as durable as that business.

When the roofer is a company from this area with a name to protect here, that warranty has somebody behind it. When the roofer was matched to you through a national programme and has since left it, the paperwork points at a company you never chose and may not be able to find.

What a Georgian Bay roof actually needs

The reason to prefer local here is not sentiment. It is that this roof line has specific failure modes, and a quote written to a national template does not always price for them.

Ice damming is the first. Snow accumulates, heat escaping the attic melts the underside of the pack, the water runs to the cold overhang and refreezes at the eave, and the dam that forms pushes water back up under the shingles. The fix is not a better shingle. It is intake and exhaust ventilation that keeps the deck cold, along with ice and water membrane carried far enough up the slope to matter. Third, the honest question of whether you need a full replacement at all. When the programme is the right call

Say it plainly: if you have no way to judge a contractor and no local recommendation to work from, the screening the programme does is worth paying for. Three quotes arranged for you beats one quote you found by luck.

If retailer financing is what makes the roof possible this year rather than in three years, that is a real reason and a leaking roof does not wait for a better plan.

No. Home Depot Canada connects you with licensed, insured, GAF certified roofing contractors in your area, and lets you compare quotes from up to three of them. The retailer manages the referral and the paperwork. A separate contracting business brings the crew, climbs the ladder and installs the roof. Knowing which company is which matters when something needs fixing later.

Who is responsible if the roof leaks in year six? +

Read the paperwork carefully, because there are usually two warranties and they cover different things. The GAF manufacturer warranty covers the shingles. The workmanship warranty covers the installation, and it is written by the contractor who did the work. If that contractor has left the programme or closed, the workmanship half is the part that becomes difficult, and it is the half that fails more often than the shingles do.

Is the price higher through a referral programme? +

Usually somewhat. The contractor pays to be in the programme and there is a retailer margin in the arrangement, and both are funded from the job. That is a normal cost of customer acquisition rather than anything improper. What you are buying with it is screening and comparison, so the question is whether you needed those.

Are GAF certified contractors better? +

Certification means the contractor has met the manufacturer's requirements for training and standing, which is a genuine signal and not marketing noise. It also unlocks enhanced manufacturer warranties that non certified installers cannot offer. It is a floor, not a ranking. Plenty of excellent roofers in this area are not in any manufacturer programme.

What matters more than the brand on the shingle? +

Ventilation and ice damming, in that order, on a roof at this end of Georgian Bay. A correctly specified roof with poor intake ventilation will cook its own shingles from underneath and ice dam at the eaves every February regardless of who made them or who installed them.
